A contributor wants to warn others who are intending to rent an office space in Ubi Centre. According to screenshots sent to us, the Ubi landlord allegedly did not return the tenant's deposit after the 2-year lease was over. The tenant has been chasing for the $3000 deposit since August 2019, but the landlord has been making excuses that he "has no money to return" even though he has rented out four other office spaces.

Our contributor wonders what the 82% of private home residents are going to do when their lease expires in 2020, since only a small percentage were able to apply for public housing.

71-year-old Ahmad Parti is worried about being asset-rich but cash-poor. He is suffering from hypertension and gut problems, but is still working as a part-time gardener thrice a week. An HDB scheme provided some relief for Mr Ahmad. Under the Enhanced Lease Buyback Scheme, he and his wife were among the 300 households that unlocked S$44 million from their flats. At the time of the sale in June this year, their flat at Bedok North Street 3 was valued at S$320,000. The couple retained a 30-year lease on their flat, and sold the remaining lease back to HDB. They got S$134,000 and that was used to top-up their CPF Retirement Accounts.

The Minister confirmed that the value of the flats will be zero at the end of their 99-year lease. He also indicated that the selection of sites and pace of SERS depended on factors including the site’s redevelopment potential. Implicit in what he said was that SERS is not a scheme intended solely to replace old flats reaching the end of their lease.
